Can foreigners buy property in Thailand?
Yes. Foreign buyers can own a condominium unit in freehold within the 49% foreign quota of any building. Villas and land are not available to foreigners directly — they are typically structured via a 30-year leasehold with renewal options, or held through a Thai company.
What is the difference between freehold and leasehold?
Freehold means full perpetual ownership with the right to resell or inherit; available to foreigners for condo units within the 49% quota. Leasehold is a long-term lease (30 years with two contractual renewals) used for villas, land and units above the foreign quota.
How much does a condo cost in Thailand?
Entry-level studios in new developments in Pattaya or Phuket start from 1.8–2.5M THB (~50–70k USD). Sea-view 1-bedrooms run 3.5–5M THB; premium projects and penthouses start from 8M THB. Pricing depends on location, beach distance, developer brand and construction stage.
How does the purchase process work?
Transactions complete at the Thailand Land Department. The foreign buyer must transfer funds from abroad in foreign currency, obtain an FET form from a Thai bank, sign the Sales and Purchase Agreement and register ownership at the Land Office. More Property handles the deal end-to-end.
What taxes and fees apply at closing?
Total closing costs in primary sales are typically 4–6% of the price, often split 50/50 with the developer: 2% transfer fee, 0.5% stamp duty or 3.3% Specific Business Tax, withholding tax. Resale terms are negotiable. There is also a one-time sinking fund and a monthly common-area maintenance fee.
Can I get a Thai visa by buying property?
Thailand has no direct investment visa for condo purchase, but ownership supports LTR (Long-Term Resident) and Thailand Privilege (Elite) visa applications. Investments of 1M USD or more qualify for the LTR Wealthy Global Citizen track with 10-year residency.
