Frequently asked questions

What is the minimum lease term in Thailand?
Long-term rentals typically start at 1 month. Standard contracts run 6 or 12 months with a deposit and first month upfront. Short-term rentals (under 30 days) are only legal in licensed hotel-use projects — owners renting short-term elsewhere face fines.
How much does it cost to rent in Pattaya or Phuket?
Studios in pool/security condos start from 12,000 THB/month in Pattaya and 18,000 THB/month in Phuket. Sea-view 1-bedrooms run 18,000–35,000 THB. Pool villas start from 60,000 THB. Pricing varies by district, beach distance and season.
What deposit and payment terms apply?
Standard deposit is 2 months' rent plus the first month upfront. The deposit is refunded at move-out after unit inspection and any non-returnable charges. Utilities (water, electricity, internet) are paid separately by the tenant based on metered usage.
What documents do I need to rent?
A valid passport and Thai visa is enough. The lease agreement is bilingual and signed in front of the agent. Leases of 3 years or longer are registered at the Land Department.
Can I extend the lease?
Yes — extensions are typically negotiated 30–60 days before lease expiry. Landlords often hold the rate or raise it 5–10% based on market conditions. More Property handles renewal paperwork and negotiations.
