2. What data we may collect
We collect only the data that is necessary to respond to your request, help you select property, manage communications, and improve the website.
- Contact details: name, phone number, email, Telegram username, preferred contact method.
- Enquiry data: message content, form type, requested service, page URL and page title from which the request was submitted.
- Technical data: IP address, device type, browser, interface language, visit date and time, cookie data and similar technologies.
- Marketing and analytics data, where such tools are enabled on the website through tag management or analytics services.
3. Why we use the data and on what basis
We process data in good faith and only for purposes related to providing advice, arranging viewings, preparing offers, and maintaining communication with the client.
- To respond to enquiries and provide follow-up communications, including calls, email and messengers.
- To match properties, prepare offers, coordinate viewings and pre-deal steps.
- To operate the website, ensure security, prevent spam and investigate incidents.
- To analyse usage and improve the website based on cookies, server logs and analytics tools.
- To comply with legal, accounting and contractual obligations.
6. Third-party calls after visiting our website
We do not share visitor data with third parties, do not sell databases, and do not use visitor data for cold calls. If you receive marketing calls after visiting our website, this is the result of mobile carriers using Big Data — we have no influence over this.
How it works: mobile carriers (e.g. MTS, MegaFon, Beeline, Tele2 in Russia) can see which domains their subscribers visit, even over HTTPS. On that basis, carriers build marketing interest segments (such as "interested in Thailand property") and sell these segments to advertisers through their own B2B products. The website itself has no access to the subscriber's phone number and does not pass anything to anyone — the carrier matches the segment against its own subscriber base independently.
- Withdraw consent for marketing communications from your mobile carrier — through the subscriber's personal account, usually in the "Settings" or "Consent to data processing" section. Usually takes effect within 24 hours.
- Enable the carrier's free service for blocking marketing and fraudulent calls.
- Install a caller-ID app (Yandex with Alice, Kaspersky Who Calls, Getcontact, Truecaller) — aggregate reports from other users help filter such calls automatically.
7. Retention and security
We retain data no longer than necessary for the processing purposes, business communications, transaction preparation, internal reporting and compliance requirements.
Enquiry data (name, phone, email, Telegram, message text) is kept for 3 years from the last interaction on the enquiry and is then anonymised automatically: identifying fields are erased and only statistical details (form type, source, date) remain. You can withdraw consent and request earlier deletion at any time using the contacts in section 1.
When the data is no longer required, we delete it, anonymise it or stop actively using it where permitted by law and technical constraints.
- We apply reasonable technical and organisational measures, including access control, protection of administrative accounts, backups and updating website components.
- However, no method of transmitting data over the internet can be considered completely secure.
8. Your rights
Depending on the applicable law, including personal data protection requirements in Thailand, you may exercise the following rights:
- Right of access to your data and to obtain a copy.
- Right to request rectification of inaccurate or outdated data.
- Right to request erasure in cases permitted by law.
- Right to restrict or object to processing in certain situations.
- Right to data portability where applicable to the particular processing scenario.
- Right to withdraw consent where processing is based on consent.
- Right to lodge a complaint with the competent data protection authority.
9. Policy updates
We may update this Policy from time to time if the website operation, service stack, communication channels or applicable legal requirements change.
The current version is always published on this page. Last updated: September 4, 2026.
