Jakpaisan Public Company Limited is a small Thai developer with a limited public footprint: we could not find a company website, founding year or management details. It is credited with two fairly recent buildings, Gardenia Pattaya and Pine Condo Rangsit Station in Pathum Thani province north of Bangkok, with 133 units between them.
Gardenia Pattaya is a boutique seven-storey building with 54 units in the Nong Prue area of south Pattaya, completed in May 2023. It has a communal pool and garden, 24-hour security and CCTV. The format has clear advantages: few neighbours, a quiet setting and new building systems. The trade-offs are that running costs are shared among a small number of owners and the foreign quota in a building this size is used up quickly. Before buying, ask the juristic person for the budget and common fee rate, and check on the title deed which quota the unit is registered under.
