Sky Beach Condominium Co., Ltd. is a single-project company: public listings name it as the developer of the Sky Beach condominium in Wongamat, and no other buildings are recorded under its name. It has no website, published accounts or documented history, so what deserves scrutiny here is not a brand but the building itself and how it is run today.
Sky Beach was completed in 1992: a 43-storey tower with 420 units off Naklua Soi 18 and Soi Saranchon, right on Wongamat Beach, with its own gate and steps down to the sand. The main building has a pool, gym, sauna, games room and five lifts; a second building holds basement parking, shops and two rooftop tennis courts. In a tower of this height and age the big cost items are lifts, pumps and water supply, the façade and the roof. Ask the juristic person for the sinking-fund report and the capital works plan, find out the monthly fee and make sure the seller has no arrears to the building. In a beachfront building, check the remaining foreign quota early as well.
