Wise Power Land Co., Ltd. is known in Pattaya for a single building — La Royale Beach in Na Jomtien. According to public listings, it is a 36-storey tower with 165 units on Na Jomtien 4, completed in 2017, with five units per floor. We could not verify any other projects by the company in Thailand from public sources: we could not find an official company website, and the self-description in listings is promotional copy without checkable details.
So the building, rather than the developer’s brand, is what needs assessing. It is around nine years old and stands by the sea: ask the juristic person for the sinking-fund statement, owners’ meeting minutes and data on fee arrears, and check the lifts, facade and pool. Five units per floor means privacy, but also few resale transactions — compare with actual sales in the same building and confirm early whether the unit carries foreign quota.
