Reflection condo

Reflection condo, officially Reflection Jomtien Beach Pattaya, is a two-tower high-rise residence in the southern part of Jomtien Beach. It was built by the Bangkok developer Major Development and completed in 2013. The Oceanfront tower has 55 storeys and 102 units, the Oceanview tower 42 storeys and 232 units, which makes 334 apartments in total on a plot of about 13,000 sq m. Reflection condo in Jomtien, Pattaya is easy to pick out from a distance: at 234 m, the Oceanfront tower is regarded as the tallest building in the city.

Location

The towers stand on Jomtien Beach Road, where Jomtien runs into Na Jomtien. Jomtien Beach is just across the road, roughly 100 m from the buildings. This stretch of coast is noticeably quieter than the central blocks: the surroundings are mostly residential towers, hotels, beach cafés and restaurants. Central Pattaya and Walking Street are a drive or taxi ride away, so having your own transport helps. Pattaya Floating Market, Underwater World and the hypermarkets on Sukhumvit Road are also reached by car.

Facilities

The developer advertised more than 50 facilities, and the shared areas remain one of the project's real strengths.

Apartments

Reflection was planned as a low-density building, so the layouts are generous. One-bedroom units are around 60 sq m, two-bedroom units mostly range from 100 to 140 sq m and three-bedroom units exceed 200 sq m; duplexes and penthouses occupy the upper floors. More Property's listings here run from 60 to 150 sq m. Floor-to-ceiling glazing frames views of the bay, Koh Larn island and the city, though the exact outlook depends on the tower, the floor and the side of the building. These are resale units, so fit-out and furniture differ from one apartment to the next.

Who it suits

Reflection appeals to buyers who want a large apartment by the sea in a landmark building, whether as a permanent home, a base for long winter stays or a family residence by the beach. Spacious sea-view units are also sought after by tenants who come for the season. If you want nightlife and shopping malls on the doorstep, bear in mind the distance from the city centre. Pet rules are best checked with the building management, as sources disagree on them. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
