About the company
A.D. House and A.D. Condominium are two names under which the same Pattaya developer appears in public listings. Project descriptions give the legal entity as AD House Co., Ltd. (also spelled A.D. Houses Co., Ltd.), while “A.D. Condominium” is used both as a developer label and as the name of an earlier eight-storey building on Naklua Soi 16/1 — 178 units, completed in 2008. We found no document confirming that this building was by the same company, but the shared brand and location point that way.
The company is private and unlisted; we found no corporate website or published accounts. Its founding year and ownership cannot be confirmed from open sources, so we do not state them.
What their projects are like
The confirmed A.D. House projects are large, mass-market high-rises with compact units. At AD Hyatt (also listed as AD Wongamat) the layouts start with studios of about 25 sq m, and at The Grand AD Jomtien Beach with 26 sq m studios; there are two-bedroom units too, but small sizes define both buildings. It is a product aimed at buyers on a moderate budget and at the rental market.
The company worked in two areas popular with foreign buyers: Naklua, a few minutes from Wongamat Beach, and Jomtien, on Jomtien Second Road.
Projects in Thailand
- AD Hyatt Condominium / AD Wongamat — a 521-unit tower on Soi Naklua 16; sources give 33 to 35 floors and completion around the turn of 2011–2012.
- The Grand AD Jomtien Beach (listed as The Twin Tower or The Twin Towers The Grand Jomtien) — two towers of 30–31 floors on about 7 rai, 1,450 units, completed in 2015, with a glass-house style façade.
- A.D. Condominium on Naklua Soi 16/1 — a 2008 low-rise that gave the brand its name.
What buyers should check
Scale is the defining feature of A.D. House buildings. With 521 and 1,450 units, there is a constant supply of resale listings and strong competition for tenants. Near-identical studios differ mainly by floor, view and condition, and those factors drive both price and how fast a unit resells.
Second, look at management. According to public listings, AD Hyatt’s common areas are self-managed by the owners, without an outside management company. That is not a problem in itself, but before buying ask for recent meeting minutes, the juristic person’s budget and figures on owners’ fee arrears, and check the state of the lifts — in a tower with hundreds of units they carry a heavy load.
Third, the foreign quota. In large buildings with compact units that are popular with foreigners it may be full, so confirm what is left with the juristic office before paying a deposit. And watch the names: The Twin Tower, The Grand AD Jomtien and The Twin Towers The Grand Jomtien are the same complex, while other buildings with similar names in the area may have nothing to do with A.D. House.
