About the company
AP (Thailand) is a listed residential developer based in Bangkok. It was founded in 1991 as Asian Property Co., Ltd., gained its listing in 2000 through a backdoor listing via PCM, a company traded on the exchange since 1992, and adopted its current name in 2013. Its shares trade on the Stock Exchange of Thailand under the ticker AP, and the head office is in Ocean Tower 1 in Khlong Toei.
Most of AP’s revenue comes from selling homes: detached houses, townhomes and condominiums. Its 2025 annual report refers to more than 200 projects across all segments, and low-rise housing clearly dominates sales. Many of AP’s condominiums are built with Japan’s Mitsubishi Estate group: in the joint project companies AP holds 51% and its partner 49%.
What their projects are like
AP sells condominiums under several brands, The Address, Rhythm, Life, Aspire and Good Day, aimed at different budgets. The common thread is transport access: many project names simply include the word Station, as in Life Udomsuk Station, Aspire Onnut Station and Aspire Itsaraphap Station. Almost all of the company’s condominiums are in Bangkok and its immediate suburbs, from central districts such as Ratchathewi and Sathorn to Bang Na and Chatuchak.
AP projects pick up industry awards on a regular basis. The Address Siam-Ratchathewi, for example, won the Residential High Rise Development Thailand category at the Asia Pacific Property Awards 2022-2023.
Projects in Thailand
Our catalogue features three AP projects in Bangkok, all joint ventures with Mitsubishi Estate:
- The Address Siam-Ratchathewi: 50 floors and 880 units on Phetchaburi Road, about 150 m from BTS Ratchathewi. Launched in 2019; construction is complete.
- Life Udomsuk Station: a 38-storey tower with 1,004 units in Bang Na, about 100 m from BTS Udomsuk. Sales began in 2025.
- Life Sathorn-Narathiwas 22: two eight-storey buildings with 416 units on Soi Narathiwas 22 in Yan Nawa, about 400 m from the Thanon Chan BRT station. Sales began in 2025.
Other AP condominiums include Life Sathorn Sierra, Life Rama 4-Asoke, Rhythm Ekkamai Estate and Rhythm Charoennakhon Iconic.
What buyers should check
- Who the seller is. Joint-venture projects are held by separate AP and Mitsubishi Estate companies, so your contract will name the project company rather than AP (Thailand) itself. That is standard, but check the name against the permits.
- Construction stage. The Life projects launched in 2025 are still being built. AP reports construction progress for each project in its annual filing to the exchange (Form 56-1 One Report), which lets you check the schedule independently of the sales team.
- Building size. In a tower of a thousand units, many similar apartments reach the market at once after completion, which weighs on rents and resale speed. Layouts and views that are scarce within the building tend to hold up better.
- Foreign quota. Foreigners may own no more than 49% of a building’s unit floor area freehold, so in BTS-side projects popular with expatriates it is worth securing quota early in the sales cycle.
- Building management. The AP group has its own property management company, SMART. Ask who will run the building after handover to the juristic person and what the common fee will be.
