About the company
Colours Development Co., Ltd. is a joint venture of three Thai developers: Apus Development Group, The Urban Property and Sirisa Group. Its office is in Bangkok, on Vibhavadi Rangsit Road in Don Mueang. The partners each have their own track record in Pattaya. Apus (formerly Vareejinda Co., Ltd., established in 2007) built the Del Mare condominium in Bang Saray, Andromeda on Pratumnak and Cetus in Jomtien. The Urban Property is behind Aeras, Attitude Pattaya and The Gallery Jomtien in Pattaya, plus Savvi condos and Curator townhouses in Bangkok. Under the Colours name the partners build both resort condominiums and low-rise housing outside the resorts.
Developer versus project owner
The official project card for Arom Jomtien splits the roles: the developer is Colours Development (a joint venture), and the project owner is AVA Land Development Company Limited. Setting up or bringing in a separate owning company for a specific building is common in Thailand: the developer handles the concept, construction and sales, while the project sits with another legal entity. For buyers the takeaway is simple — before signing, check which company is named as the seller in the contract and whose account receives your payments, and look that company up in the DBD registry.
Projects in Thailand
- Arom Wongamat — a 55-storey tower on the beachfront at Wongamat (Naklua Soi 16), on about 3.9 rai, with 319 units: one- and two-bedrooms plus penthouses. Some 4,820 sqm is given over to amenities, from a beach-access zone to a 35-metre infinity pool at the top. Freehold title.
- Arom Jomtien — a 45-storey residential building with 314 units and a two-storey building with three commercial units on Jomtien Beach Road, on about 2.5 rai. The lower floors hold pool-villa units with private pools, with one- and two-bedrooms above. Architecture by I’ll Design Studio, interiors by PIA Interior.
- Outside Pattaya the company builds Aoon Bangna KM.26 townhouses (267 homes in Samut Prakan) and The Estiro, a single-house estate in Ban Chang, Rayong.
Public listings link the same team to Craftwork, the developer of SOONDRI Wongamat on the same Naklua Soi 16; Craftwork’s registered address is identical to that of Apus Development.
What buyers should check
- The contracting party. Because of the developer-plus-owner structure, the seller may not be Colours Development itself — that is normal, but it should be clear before you pay a deposit.
- Construction status. Check whether the completion certificate has been issued and the condominium registered, since that determines when the unit can be transferred at the Land Department.
- Beachfront neighbours. Several towers stand or are going up on Naklua Soi 16, so the view depends on floor and orientation — check on site rather than from renders.
- Running costs. Extensive amenities and units with private pools mean meaningful service charges — ask for the fee rate and the sinking fund in advance.
