About the company
Copacabana Group is a Pattaya developer known for two high-rise towers on Jomtien Beach. The two names in our catalogue, Copacabana Group and Copacabana Jomtien Co., Ltd., are not separate developers but one group: the first is the umbrella brand, the second the project company that holds Copacabana Beach Jomtien. The second project, Copacabana Coral Reef, is held by a separate entity, Copacabana Coral Reef Co., Ltd., according to public listings. Both projects are presented on the group’s single website.
The company says it has been active in Pattaya real estate for more than 20 years. Its founder started out selling land, then set up an agency that acted as sole agent for a number of well-known complexes: Riviera Jomtien, Riviera Wongamat, Venetian Jomtien, Grande Caribbean Jomtien, Atlantis Jomtien and Seven Seas Jomtien. Copacabana Beach Jomtien was the group’s first flagship development of its own.
What their projects are like
Copacabana builds large beachfront towers in Jomtien with resort-style facilities. Copacabana Beach Jomtien takes its name from the famous beach in Rio de Janeiro: 59 floors and 1,644 units on a plot of about 9 rai between Soi 8 and Soi 9 of Jomtien Beach Road. Facilities include a beach club, several pools, a fitness centre and 24-hour security, and layouts range from one- and two-bedroom apartments to units with private pools.
Copacabana Coral Reef follows the same formula. Public listings describe a tower of around 55 floors, with a 45 m cantilevered lap pool planned on the 51st floor and a 2,000 sq m beach club at its base. Apartments range from 32 sq m one-bedrooms to 175 sq m three-bedrooms.
Projects in Thailand
- Copacabana Beach Jomtien was completed in 2022 and is now a resale building.
- Copacabana Coral Reef is under construction. The developer reported overall progress of 65.84% as of June 2026 and targets move-in in 2027; public listings give dates ranging from 2027 to 2028.
What buyers should check
- Building size. Each tower holds roughly 1,600 to 1,900 units. Copacabana Beach Jomtien always has plenty of resale stock, so price depends heavily on floor, sea view and orientation, and owners compete with hundreds of neighbours for tenants.
- Type of ownership. According to public listings, Coral Reef offers leasehold and Thai-quota units alongside foreign-quota freehold. Be clear about what you are buying, as it affects registration and resale liquidity.
- Legal entity and timeline. Coral Reef is built by its own project company. Check its name in the contract, make sure payments are tied to construction milestones, and read the clauses covering delays.
- Running costs. Rooftop pools and a beach club are expensive to maintain. Ask the juristic person of Copacabana Beach Jomtien for the common fee rate and sinking fund balance; it is a useful benchmark for the newer tower too.
