DJP Land & House Co., Ltd. is a small local developer with little public profile: we found no official website and no press coverage of the company. Public listings credit it with three completed projects totalling 320 units — all eight-storey condominiums — and show nothing currently under construction.
Aurora Pratumnak, a 117-unit building completed in November 2016, is the company’s only project on Pratumnak Hill, with a pool, sauna, gym and rooftop garden. The other two are in Bang Saray: The Breeze Condominium Bangsaray (73 units, 2021) and The Breeze Beach Side (130 units, 2022), about 100 metres from the beach.
Since the developer is not selling new projects, what matters for an Aurora buyer is less the developer’s reputation than how well the building’s juristic person runs things. Ask for the sinking-fund statement, the monthly fees and recent meeting minutes, check the pool, sauna and lifts after almost a decade of use, and confirm which quota the unit is registered under.
