Aurora

Aurora, officially Aurora Pratumnak, is a low-rise residential building on Pratamnak Hill in Pattaya. It was developed by DJP Land & House Co., Ltd. and completed in 2016: a single 8-storey building with 117 apartments. Aurora condominium in Pratamnak, Pattaya was conceived as a small building with hotel-style common areas: the whole ground floor is given over to residents' facilities rather than apartments, and the roof is laid out as a garden.

Location

The building stands on Soi Kasetsin 7, in the Cozy Beach part of the hill – a residential quarter of condominiums, small hotels and cafés off Rajchawaroon Road. Cozy Beach is about 400 m away in a straight line; the developer advertised 300 m, while the actual walk through the lanes and down to the water is closer to 600 m. A 7-Eleven is roughly 100 m from the entrance. The Royal Cliff hotel complex is about 500 m away, the Pratamnak viewpoint and the Big Buddha temple are both within 1 km, and Bali Hai Pier, where boats leave for Koh Larn, is just over 1 km off. Walking Street and the shopping centres of central Pattaya are around ten minutes by car.

Apartments

The mix runs from studios of about 23 sq m through one-bedroom apartments of 34 to 48 sq m to two-bedroom units of 60 to 72 sq m. For a building of this size the developer offered an unusually wide choice of layouts, including several one-bedroom plans – for instance with the balcony opening off the living room rather than the bedroom. Apartments were handed over with a fitted European-style kitchen, built-in wardrobes, air conditioning in every room and a finished bathroom, and the walls and glazing are sound-insulated. With only eight floors, most windows look over the pool, the garden and the neighbouring streets, while the wider panorama is from the roof. Who it suits

Aurora suits buyers who want a quiet, compact building within walking distance of the beach rather than a large tower: couples, people who spend the winter in Pattaya, and owners who plan to let the apartment seasonally or long term – the hill lies between the city centre and Jomtien, which tenants find convenient. There are no extensive resort-style grounds here, and those who want to live right on the sand should look at beachfront buildings instead. As in any Thai condominium, up to 49% of the total unit area may be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
