Pattaya Hill Resort is a high-rise residential building on Pratamnak Hill, the quiet green headland between central Pattaya and Jomtien. Completed in 1991, it belongs to the older generation of towers in this part of the city: a single 23-storey building with about 245 units according to property listings. Pattaya Hill Resort condominium in Pratamnak, Pattaya stands close to the top of the hill, so the upper floors enjoy wide views over the city, the bay and the islands. All units here are resales.

Location

The building is on Pratamnak Soi 2, next to Rajchawaroon Road, in the residential part of the hill. It is not a beachfront address: Cosy Beach, the nearest one, is about 800 m away in a straight line and more than a kilometre by road, so most residents go by motorbike or taxi. The hill's main landmarks, on the other hand, are within walking distance: the Big Buddha temple and the Pattaya viewpoint are each roughly 500 m away, and Chaloem Phrakiat Park is about 200 m. A Tops supermarket is around 150 m from the building, with plenty of cafés and small restaurants nearby. Bali Hai Pier, where ferries leave for Koh Larn, is about 1 km away and Walking Street some 1.5 km. Songthaews (shared pick-up taxis) between Pattaya and Jomtien run along Thappraya Road, roughly 600 m from the building.

Resale units usually come furnished and equipped, ready to move into. Upper floors face the sea and islands or the city skyline, lower ones the greenery of the hill. As the building is more than thirty years old, it is worth checking the condition of the fit-out, air conditioning and plumbing in each particular apartment.

Who it suits

Pattaya Hill Resort appeals to buyers who put space, views and a quiet neighbourhood ahead of a brand-new building or a beach on the doorstep. It works well for year-round living or long winter stays: a park, shops and transport are close by, and both the city centre and Jomtien are a few minutes' drive away. The generous studios with panoramic views are also suitable for long-term letting. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota), with the rest held under the Thai quota or through a company.
