About the company
Grand P Property Co., Ltd. is the Thai company that public sales listings name as the developer of The Indeed Condo Pattaya. It markets its buildings under The Indeed Condo brand of affordable low-rise condominiums. The brand’s own website does not name a legal entity: it presents itself as House of Indeed and gives 2019 as its founding year.
According to the official website, the brand has delivered more than ten developments and over 6,500 homes. Most of them are on the Eastern Seaboard, around the Amata Nakorn industrial estate near Chonburi and in Sriracha, with others in Bangkok and suburban Bang Phli (Samut Prakan). The Indeed Condo Pattaya is its only project in Pattaya.
What their projects are like
The Indeed formula is easy to recognise: two or three eight-storey buildings on one plot, compact studios and one-bedroom units from 23–26 m², a pool, gym, co-working lounge and key-card access. The developer favours sites close to workplaces, campuses and everyday amenities, which is why many projects sit next to industrial estates and universities. The exception is The Strand Indeed Condo in Sriracha, a 24-storey tower with 664 units. The Pattaya project offers seven layouts, from 26 m² standard and pool-access studios to two-bedroom family suites of 57.8 m².
Projects in Thailand
- Amata, Chonburi: The Indeed Condo Amata (499 units, the brand’s first project), Prime Amata, Park Amata and Grand Canal (831 units).
- Sriracha: The Indeed Condo Kaset Sriracha near Kasetsart University’s campus, Urban Sriracha and The Strand Indeed Condo.
- Bangkok and suburbs: The Indeed Condo Phahol 48 near Sai Yud station and The Indeed Condo Bangphli on the Suvarnabhumi airport corridor.
- Pattaya: The Indeed Condo Pattaya in Jomtien: three eight-storey buildings on about 5 rai, 578 units according to the developer, roughly 800–1,000 m from Jomtien Beach, with a salt-water pool and a rooftop garden.
What buyers should check
- Who the seller is. The brand and the project’s legal entity can differ. Match the company named in your reservation and sale contracts against the DBD company registry.
- Project figures. Public sources give different unit counts for the Pattaya project (478, 511, and 578 on the developer’s website), so rely on the project documents rather than marketing.
- Completion timing. The Pattaya project is on sale, with completion listed for 2026. Ask for the current schedule building by building.
- Rental schemes. If a guaranteed-rental scheme is offered with the purchase, read its terms in the contract: who pays, for how long, and what happens if you exit early.
- Resale liquidity. Studios of 26–33 m² target mass-market demand; on Jomtien’s resale market they face plenty of direct competition, and the foreign quota in a popular building should be checked early.
