De Amber is a seven-storey building with 80 units near Bang Saray beach, completed in February 2017. As we found no other trace of the developer, the condition of the building and its services depends entirely on the owners’ juristic person. Before buying, ask for the minutes of recent meetings, fee-collection figures and the size of the sinking fund. By the sea, upkeep of the facade, roof, metalwork and pool equipment matters most, as salt and humidity speed up wear. In an 80-unit building every owner in arrears makes a visible dent in the budget, so ask for figures rather than verbal assurances. And check that the specific unit is registered under the foreign quota.
