De Amber Condominium

De Amber Condominium is a boutique low-rise development by the sea in Bang Saray, a coastal village south of Pattaya. It was developed by KRK Beach Development and completed in 2017: a single 7-storey building with about 80 units. Location

The building stands in the northern part of Bang Saray, on Soi Na Jomtien 56, a lane that runs from Sukhumvit Road down to the sea; the highway is less than a kilometre away. Bang Saray Beach is about 150 m from the door, a couple of minutes on foot. The village centre, with its walking street, markets, shops and seafood restaurants, lies to the south, around 1.5 km away. Across Sukhumvit Road, a couple of kilometres off, are the Columbia Pictures Aquaverse water park and Legend Siam, with Nong Nooch Tropical Garden a little further. There is a HomePro home-improvement store near the turn-off from the highway. Central Pattaya is roughly 17 km away in a straight line, so your own transport is essential here; U-Tapao airport, by contrast, is closer than it is from Pattaya itself.

Units are generally sold furnished with a fitted kitchen. Resale listings come up under both the foreign and the Thai quota.

De Amber is for people who want a calm life by the sea rather than the pace of the city: holidays, winter stays, retirement or remote work. Bang Saray remains a quiet village of local markets and waterside restaurants, and residents head to Pattaya for shopping malls and entertainment. A small building close to the beach also works for holiday lets, particularly for guests who value seclusion. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest falls under the Thai quota or is held through a company.
