Park Royal 3

Park Royal 3 is a residential complex of two identical buildings in the southern part of Pratamnak Hill, the third project in the Park Royal series by the developer Heights Holdings, designed by the architect Mario Kleff. The two 8-storey buildings were completed in 2012: Building A in January and Building B in April. Sources differ on the number of apartments: the developer announced 79 in each building, while listings more often give 140 in total. Park Royal 3 condominium in Pratamnak, Pattaya is a low-rise development with its own ground-level pool and a rooftop relaxation area.

Location

The complex sits inside the block between Pratamnak Soi 5 and Soi 6 and is reached via the Sea Hill 5 lane. This is the seaward side of the hill, facing Jomtien. By map, Yinyom Beach is about 600 m away in a straight line and roughly 800 m on foot, and Dongtan Beach is a little over 900 m away; the advertised 400 m to the beach is an understatement. The Pratamnak night market is about 300 m away, with a convenience store, cafés and the restaurants of Soi 5 close by and a supermarket within walking distance. The Pattaya Park tower is nearby, and Walking Street and Bali Hai Pier are about 2.7 km away. Songthaews (shared taxis) run along Thappraya Road between Pattaya and Jomtien.

Apartments

The complex offers one-bedroom apartments of about 45 sq m and larger ones of up to 85 sq m, two-bedroom apartments from 75 to 100 sq m and a few three-bedroom units of around 100 sq m. More Property currently lists a 77 sq m unit. Apartments were handed over fitted out, with a built-in kitchen, a finished bathroom, air conditioning in every room, built-in wardrobes and a large balcony; some ground-floor units have a private garden of about 12 sq m. The outlook depends on the building and the floor, so check it unit by unit.

Who it suits

Park Royal 3 suits families and people who stay in Pattaya for long periods: there are plenty of two-bedroom layouts, a pool and underground parking, and both the beach and the market are within walking distance. One-bedroom units are also of interest for seasonal letting, as Pratamnak is popular with winter residents. Buyers who want a sea view or a beachfront position should compare the complex with the high-rise buildings closer to the shore. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota), with the rest held under the Thai quota or through a company.
