Sunset Boulevard Residence 2 is a low-rise condominium on Pratumnak Hill in Pattaya, the second phase of the Sunset Boulevard project by Matrix Developments. It was completed in 2013 as a single 8-storey building with 87 apartments. On the market it is often shortened to Sunset Boulevard 2; the first phase, Sunset Boulevard Residence, is a separate development next door. The nearest access is the small beach by the Asia Pattaya Hotel at the end of the soi, known as Asia Beach or Paradise Beach, roughly 650–700 m on foot. Cosy Beach is about the same distance away as the crow flies, but the road there takes a detour. Nearby are the 9-hole golf course of the Asia Pattaya Hotel, a Tops supermarket around 220 m away, and the cafes and restaurants of Soi Pratumnak 4 and 5. The Big Buddha temple and the viewpoint sit at the top of the hill, with Walking Street and Bali Hai Pier on the other side. Songthaews between Pattaya and Jomtien run along Thappraya Road at the foot of the hill.

There are two main formats: one-bedroom apartments of roughly 39 to 54 sq m and two-bedroom apartments of about 69–74 sq m. By Pratumnak standards these are generous layouts, and the project has no studios. Units were delivered furnished, with a European-style kitchen and a balcony. Windows face the city, the garden or the pool; the sea view mentioned in advertising is not available from every apartment, so it is best verified at a viewing.

Sunset Boulevard Residence 2 suits those looking for an apartment with a separate bedroom for year-round living or long winter stays in a quiet area, with a beach reachable on foot and quick access to the city centre and Jomtien. Condos for sale in Sunset Boulevard Residence 2 are also considered for letting, as Pratumnak is popular with visitors who come to Pattaya for the season. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest falls under the Thai quota or company ownership.
