About the company
Matrix Developments is a Pattaya condominium developer that has been building since the mid-2000s. Public listings give 2004 as the founding year, while the group’s own current materials say 2005. Our catalogue uses two spellings, but the correct one is Matrix Developments, plural, as used in the company’s press releases and on its former website. Public listings name the operating entity as Matrix M Co., Ltd.
The same team now trades as Empire Group. Its chief executive, Miki Haim, was interviewed by Pattaya Mail as managing director of Matrix back in 2013, and Empire Group’s 2025 brochure presents the Matrix portfolio, from Hyde Park and Sunset Boulevard to The Empire Tower, as its own track record: 16 projects over 20 years. Newer buildings sit in separate project companies; Embassy Life, for instance, is developed by EMBS LIFE Co., Ltd.
What their projects are like
The typical Matrix building is an eight-storey, multi-block condominium arranged around a pool and gardens. Paradise Park, Amazon Residence, The Orient Resort & Spa, City Center Residence and Art on the Hill all follow this pattern. The Jomtien schemes are large: 507 units at Paradise Park, 526 at The Orient and 795 at Amazon Residence, and units were often sold furnished.
Towers are the exception: the 23-storey The Vision on Pratumnak Hill and the 24-storey The Empire Tower in Jomtien, where layouts run from 24 sq m studios to 64 sq m two-bedroom units. Nearly everything is in south Pattaya: Jomtien (including the Soi Boonkanjana cluster), Pratumnak and Cosy Beach, and the Bongkot area a short drive from Central Pattaya.

- The Vision has 221 units over 23 floors on Pratumnak Hill, completed in 2016.
- City Center Residence has 639 units on Bongkot Road, about 1.2 km from Central Pattaya Beach, completed in 2017.

What buyers should check
- Age and upkeep. The oldest Matrix buildings are around 18 years old. On resales, ask the juristic person for the budget, the sinking fund balance and recent meeting minutes; in complexes with extensive grounds and pools, these largely determine condition.
- Competition within the building. In complexes of 500 to 800 units, many similar apartments are listed for sale and rent at the same time, so price and tenant demand depend heavily on the block, floor and view.
- The seller’s legal entity. The Matrix and Empire Group names may not appear in your contract, because the seller is the project company. Check it against the building permit and EIA approval, and write the completion date and late-delivery penalties into the contract: public listings give different completion dates for the Embassy projects.
- Foreign quota. Confirm whether a given unit is registered under the foreign (freehold) quota or the Thai quota.
- Similar names. The Embassy, a project announced in 2013 off Sukhumvit Road, belongs to a different developer, Angel Ken & Sky.
