Amazon Condo, officially Amazon Residence, is a low-rise, resort-style development in Jomtien, set in the residential part of the district away from the beach road. Property portals name Matrix, a Pattaya-based developer that also built the neighbouring The Orient Resort and Spa, as the company behind it. The project was completed in 2014 and comprises 4 buildings of 8 storeys with 795 units on about 7 rai of land (roughly 11,200 sq m). Amazon Condo in Jomtien, Pattaya is arranged around a multi-level lagoon pool and tropical garden, and those grounds are its main asset.

Location

The complex is on Soi Bun Kanjana 5, in the grid of lanes south of Bun Kanjana Road, better known as Soi Wat Boon. That road links Sukhumvit Road with Jomtien, and the highway is roughly a kilometre and a half away. The sea is just over a kilometre off as the crow flies, but by road Jomtien Beach is about 1.5 km away: around 20 minutes on foot, or about 5 minutes by motorbike or car. Walking Street and central Pattaya are around 10 minutes by car. A 7-Eleven, cafés, restaurants, pharmacies and massage shops are within a few minutes' walk, and the Paradise Park and The Orient Resort and Spa developments are close neighbours.

The buildings are set around a shared courtyard crossed by a lagoon pool, with a seating island in the middle and a waterfall at the far end.

Apartments

The core of the mix is studios and one-bedroom apartments of 35–41 sq m, with two-bedroom units of about 70 sq m. More Property's listings here range from 36 to 72 sq m. The project was delivered furnished, and apartments have balconies. Outlooks are over the pool, the garden or the surrounding neighbourhood, and a few upper-floor units have a partial sea view. It is a large complex, so compare courtyard-facing apartments with those on the outer side before deciding.

Who it suits

Amazon Condo is for people who value green grounds and a big pool more than being next to the sea. It works well for families with children, who get the slides, a kids' pool and a playground, and for wintering or long stays, since daily needs are covered on site and in the neighbouring lanes. Apartments are also let on long-term contracts. Bear in mind that the beach is a ride rather than a stroll, so most residents will want a motorbike or a car. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
