Orient Resort and Spa, officially The Orient Resort & Spa, is a low-rise, resort-style condominium in Jomtien. It was built by Matrix Developments, the company behind the neighbouring Paradise Park. The scheme consists of 3 buildings of 8 storeys with 526 units, arranged around a large lagoon pool on a site of roughly 8,000 sq m. Orient Resort and Spa condominium in Jomtien, Pattaya is an option for buyers who want resort-style grounds away from the busy seafront.

Location

The complex lies inland in Jomtien, on Soi Wat Boonkanjanaram between Jomtien Second Road and Sukhumvit Road. It is not a seafront building: Jomtien Beach is about 900 m away in a straight line, which means a walk of around fifteen minutes or a couple of minutes by motorbike or taxi. The surrounding block is almost entirely residential, with Paradise Park, Amazon Residence and Park Lane Jomtien Resort as immediate neighbours. About 400 m away, on Boon Kanjana Road, there is a Lotus's minimart, 7-Eleven stores, cafés and bars, and a small public park is close by. Thepprasit Night Market and Pattaya Floating Market are an easy drive.

Facilities

The centrepiece is the water area in the middle of the site, with the rest of the amenities built around it.

The mix covers studios, one-bedroom and two-bedroom apartments. A typical one-bedroom unit is about 35 sq m and a two-bedroom about 70–72 sq m, while studios are more compact. More Property currently lists a unit of 62 sq m. According to the project description, apartments were handed over furnished. The buildings are low and surrounded by other residential blocks, so the outlook is over the pool and gardens or towards neighbouring buildings rather than the sea.

Who it suits

Orient Resort and Spa works well for holidays and seasonal stays: for families with children who value a pool and gated grounds, and for people who winter in Pattaya and prefer not to live on a busy street. Compact layouts and resort facilities also make it a straightforward choice for holiday letting. Bear in mind that the sea is a walk or a short ride away and that the neighbourhood itself is quiet. As in any Thai condominium, up to 49% of the saleable floor area may be registered in foreign freehold ownership (the foreign quota), with the remainder held under the Thai quota or through a company.
