The Vision Condo

The Vision Condo is a high-rise condominium near the top of Pratumnak Hill (also spelled Pratamnak) in Pattaya; the official project name is The Vision. It was built by Matrix Developments, formerly Iguana Group, a developer with more than a dozen residential buildings in Pattaya and Jomtien. The project was presented in 2011, and sources differ on the completion date, giving 2015 or 2016. It is a single tower of 23 floors with 216 units according to the developer (some portals list 221). The Vision Condo in Pratumnak, Pattaya is known for its views: the developer describes the plot as one of the highest buildable points in the city.

Location

The building stands on Phra Tamnak (Pratumnak) Road, the ring road of the hill served by songthaews, close to its highest point. It is not a beachfront address: the nearest beach, Cosy Beach, is about 1.2 km away on foot and the way back is uphill, so residents usually go to the sea by motorbike or taxi. Still, the hilltop park with its jogging track, the Pratumnak viewpoint and the Big Buddha temple are within walking distance, and a Tops supermarket, a 7-Eleven and cafés are right by the building. Walking Street and Bali Hai Pier lie at the foot of the hill, and Central Pattaya and Jomtien are a short ride away.

A one-bedroom of about 39 sq m is listed in the More Property catalogue. The Vision was the developer's first project with full floor-to-ceiling glazing, and according to its presentation around 80% of the units have sea views, and the elevated plot gives even the lower floors an open outlook. Apartments were delivered furnished, with fitted kitchens, built-in wardrobes and air conditioning.

Who it suits

The Vision Condo suits buyers for whom the view and quick access to the city matter more than a five-minute walk to the beach. It is practical for year-round living, with shops next door and public transport at the entrance. One-bedroom units also work as rental property, as tenants value the panorama and the sky pool. Those who plan to walk to the sea every day should also look at projects around Cosy Beach. As in any Thai condominium, up to 49% of the building's total unit area can be registered in foreign freehold ownership (the foreign quota); the rest falls under the Thai quota or is held through a company.
