City Center Residence

City Center Residence condominium in Central Pattaya is a low-rise, resort-style development just off Pattaya Third Road. It was built by Matrix Developments as the company's first project in the downtown part of the city, following earlier schemes in Jomtien and on Pratumnak Hill. Completed in 2017, it consists of three 8-storey buildings arranged around a shared lagoon-style pool and holds more than 600 units, most of them compact studios. Condos for sale in City Center Residence are now available on the resale market.

Location

The complex stands on Soi Bongkot 8, a few steps from Third Road, between Pattaya Klang (Central Pattaya Road) and Pattaya Tai (South Pattaya Road). This is a residential block inland rather than a seafront address: Pattaya Beach is about 1.2 km away in a straight line and slightly more by road, so most residents reach the sea by motorbike, taxi or songthaew. City life, on the other hand, is close at hand. Soi Buakhao with its cafes and shops is nearby, the LK Metro area is roughly 600 m away, The Avenue mall on Second Road about 900 m, and Walking Street around 1.7 km in a straight line. Central Festival Pattaya Beach, the Big C Extra hypermarket and Pattaya Memorial Hospital are in the same part of town.

Studios from 24 sq m make up the bulk of the project, a format the developer positioned as compact city-centre living. There are also one-bedroom apartments from about 35 sq m and a small number of two-bedroom units of around 70 sq m. According to reports from the launch, units were delivered with fitted kitchens and wardrobes. Windows face either the inner courtyard with the pool or the surrounding city blocks. The unit currently listed in the More Property catalogue measures 35 sq m.

Who it suits

City Center Residence suits buyers who want a small apartment in the urban part of Pattaya with resort-style grounds inside the gates: the pool, gym and restaurant are all in the courtyard. It works for holidays, long winter stays and city living for those who do not need to be on the beachfront, and the compact studios appeal to tenants who like to have entertainment and shopping close by. Families will appreciate the slides and the kids' zone, although larger layouts are scarce. As in any Thai condominium, up to 49% of the total unit area can be owned freehold by foreigners (the foreign quota), while the rest is held under Thai quota or through a company.
