City Garden Pattaya

City Garden Pattaya condominium in Central Pattaya is a low-rise residential complex in the tourist heart of the city, on Soi 15 off Pattaya Second Road. It was developed by Global Top Group, which went on to build several more projects in Pattaya under the City Garden name. Completed in 2010, the complex comprises five 8-storey buildings with 367 units on a site of about 12,800 sq m. Condos for sale in City Garden Pattaya are offered on the resale market.

Location

The complex sits in the block between Second Road and Soi Buakhao, one of the liveliest parts of the resort, yet it is set back inside the soi rather than directly on the main road. Pattaya Beach is about 400 m away in a straight line, a few minutes on foot across Second Road to the Beach Road promenade. Walking Street is roughly 600 m away, Royal Garden Plaza about 300 m, The Avenue mall with its Villa Market supermarket around 400 m, and the Tukcom electronics mall on South Pattaya Road some 350 m. Central Festival Pattaya Beach is a little further along the seafront. There is a 7-Eleven at the entrance, and songthaews run constantly along Second Road and Beach Road, so living here without a car is easy.

The complex offers studios and one- and two-bedroom apartments. According to property portals, the layouts are fairly generous: studios of about 35 sq m, one-bedroom units of roughly 51–59 sq m and two-bedroom apartments of up to 112 sq m. Units in the More Property catalogue range from 47 to 80 sq m. Because the buildings are low, most windows look onto the inner grounds and the neighbouring city blocks rather than the sea.

Who it suits

City Garden Pattaya is chosen first of all for its location: the beach, Walking Street, shopping malls and restaurants are all within walking distance. It suits car-free living in the centre, holidays and long winter stays, while the one- and two-bedroom apartments work well for couples and families. Being close to the seafront and the entertainment area also makes it a straightforward option for holiday rentals. Bear in mind that this is a busy part of town: buyers looking for quiet surroundings and a secluded beach should consider other districts. As in any Thai condominium, up to 49% of the total unit area can be owned freehold by foreigners (the foreign quota), while the rest is held under Thai quota or through a company.
