About the company
Global Top Group is a Pattaya developer that has been building condominiums in the city since the mid-2000s. According to the timeline on its official website, the story starts in 2005, when Yigal Honah Heli teamed up with Shining Light Business Co., Ltd. to build City Garden Pattaya. Global Top Group Co., Ltd. was registered in 2012 as the parent and management company, and all later projects carry its brand. In 2014 the Bangkok Post described Global Top as an Israeli investor that had by then developed five condominium projects in Pattaya.
Some listings show CHAITHANIN CO. LTD. next to Global Top. This is not a different developer: Chaithanin Co., Ltd. is a company of the same group that, in its own words, operates through the Global Top Group brand. The Chaithanin website shows the same projects, the same Nong Prue office and the same phone number. In 2024 management decided to turn Chaithanin into the group’s branding company as part of preparations for a listing on the Stock Exchange of Thailand; the company presents public status as a future goal, so its shares are not traded today. The group claims more than 11 completed projects and over 2,600 units handed over. Construction is done by the group’s own contractor, and a separate department manages rentals for owners.
What their projects are like
The signature line is City Garden: mostly low-rise compounds made up of several eight-storey buildings with pools, sauna and gym. The format makes large schemes possible without a tower — Olympus City Garden has six eight-storey buildings and 1,060 units. The group has built high-rises as well, notably the 29-storey City Garden Tower on Third Road and the 20-storey The Cloud on Pratumnak Hill.
Almost the whole portfolio is in Pattaya: Central and South Pattaya (Second Road, Third Road, Thepprasit), Pratumnak near Cosy Beach, and Wongamat/Naklua. Units are mainly studios and one- and two-bedroom apartments, with duplexes and penthouses in some buildings.
Projects in Thailand
- City Garden Pattaya — the first project, completed in 2010: five eight-storey buildings with 367 units off Second Road.
- Paradise Ocean View (2014) — a seven-storey, 48-unit building on Bang Lamung Soi 16.
- City Garden Tropicana in Wongamat and City Garden Pratumnak — both completed in 2015.
- The Cloud (2016) — 161 units, no more than 12 per floor.
- City Garden Tower — 465 units, completed in 2018.
- Olympus City Garden — six buildings off Soi Kho Pai in Central Pattaya.
Newer projects include Harmonia City Garden (four eight-storey buildings, 656 units, under construction), Marina Golden Bay on Thepprasit Road (1,406 units, completion targeted by the company for 2028), Love It Wongamat Beach on Naklua Soi 14 (four buildings, pre-launch) and Lumina, a gated estate of 69 pool villas.
What buyers should check
- Who the seller is. The group uses several entities — Global Top Group Co., Ltd., Chaithanin Co., Ltd. and project companies such as Marina Golden Bay Victoria Co., Ltd. Confirm which one sells the unit and which one owns the land.
- Off-plan figures. Unit counts for pre-launch projects vary between sources: the developer lists 818 units at Love It Wongamat, while public listings show fewer. Work from the current project documents and tie payments to construction milestones.
- Foreign quota in large compounds. In buildings with hundreds of units (Olympus, City Garden Tower) the remaining foreign quota on resale differs by building — get it confirmed by the juristic person before paying a deposit.
- Developer rental programme. Read the management agreement itself — fees, revenue split, term — rather than the brochure. Rental income is never guaranteed.
- Building age. The first City Garden buildings are more than 15 years old: check lifts, pools and facades, the sinking fund and any arrears on common fees.
