The Cloud

The Cloud is a high-rise condominium on Pratumnak Hill (also spelled Pratamnak) in Pattaya, on the side of the hill that slopes down to Cosy Beach. It was developed by Global Top Group, the company behind the City Garden series of buildings, and completed in 2016. The project is a single tower of 20 floors, about 80 metres tall, with 161 units and no more than 12 apartments per floor. The Cloud condominium in Pratumnak, Pattaya combines the views of a tall city building with the calmer pace of a residential beach neighbourhood.

Location

The building stands on Soi Kasetsin 2, roughly a hundred metres from Rajchawaroon Road, the liveliest street in this part of the hill, lined with cafés, restaurants and convenience stores. Cosy Beach is about 500 m away on foot: the route follows Rajchawaroon Road and ends with a flight of steps down to the sand. The grounds of the Royal Cliff hotel complex are next door, and the clifftop restaurants overlooking the bay are within walking distance. The Pratumnak viewpoint and the Big Buddha temple sit at the top of the hill, while Bali Hai Pier, with ferries to Koh Larn, and Walking Street are on the far side. Central Pattaya and Jomtien are both a short ride away.

Facilities

Shared areas are spread over the height of the tower, so they share the views.

Apartments

The unit mix covers studios, one- and two-bedroom apartments, duplexes and a penthouse, with floor areas from 25 to 117 sq m. Studios start at 25 sq m, the most common format is a one-bedroom of 35–55 sq m, two-bedroom layouts run to roughly 48–65 sq m and the duplex measures 76 sq m. Units of about 50 sq m appear in the More Property catalogue. West-facing apartments look across the green Royal Cliff grounds to the sea, while the others face the city and the hill. On the lower floors the corridors open onto a tree-planted atrium.

Who it suits

The Cloud suits buyers who want to be near the sea without living in the tourist centre: Pratumnak is quieter than Central Pattaya, yet the city is only minutes away. Compact studios and one-bedroom units work well as a holiday base or a rental property, while two-bedroom apartments and duplexes are better for full-time family living. As in any Thai condominium, up to 49% of the building's total unit area can be registered in foreign freehold ownership (the foreign quota); the rest falls under the Thai quota or is held through a company.
