Cosy Beach View is a high-rise residential building on Pratamnak Hill, a few minutes' walk from Cosy Beach. Cosy Beach View condominium in Pratamnak, Pattaya rises 24 storeys; most directories date its completion to 2013, while some portals give late 2014. Sources also differ on the number of units, quoting anything from 256 to 297, but either way it is one of the larger buildings on the seaward side of the hill. Thanks to its height and the slope it stands on, the upper floors look out over the sea.

Location

The building sits between Kasetsin 7 and Kasetsin 9 lanes on the western, sea-facing side of Pratamnak. Cosy Beach is about 300 m away in a straight line; on foot, allowing for the path down to the water, it is a little further. It is a small beach beneath a rocky shoreline and is usually quieter than Pattaya's main city beach. Pratamnak lies between Central Pattaya and Jomtien, so both are easy to reach: Walking Street, the Big Buddha viewpoint and the Royal Garden Plaza and Central Festival shopping centres are a short ride by car, motorbike or taxi. The neighbouring lanes have convenience stores, cafés and restaurants, while the area itself remains mostly residential and calmer than the city centre.

According to listing directories, studios measure roughly 32–35 sq m, one-bedroom units about 49 sq m and two-bedroom units from 73 to 101 sq m; a few larger combined units also come up. The outlook depends on the floor and the side of the building: upper levels take in the sea and the bay, while others face the green slopes of Pratamnak and the city. The building has been lived in for years, so apartments change hands on the resale market, usually already fitted out and furnished – their condition is best judged at a viewing.

Who it suits

The building appeals to people who want a beach within walking distance and a quiet neighbourhood, whether for year-round living, wintering in Pattaya or seasonal holidays. Studios and compact one-bedroom units work well for a single person or a couple and lend themselves to long-term letting, while two-bedroom layouts suit families. The high-rise format also delivers something its low-rise neighbours cannot: open views. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company, so it is worth checking which quota a particular unit is sold under.
