About the company
Marsiano Group is the name under which developer David Marsiano (Maimon David Marsiano) presents the projects he has run in Pattaya since 2003. It is a private team built around its founder rather than a listed company with published accounts: no legal entity for the group is named in public sources, and what is known about the projects comes from the complexes’ own websites and the local press. Marsiano says he initiated and managed a number of residential projects and two hotels.
He also works with partners. In 2011 Pattaya Mail reported the signing of a contract with Centara Hotels & Resorts for Centara Avenue Residence and Suites in central Pattaya; the article named the developers as David Marsiano (spelled Marciano) and Kobi Elbaz, managing director of Tulip Group, with Centara taking on management of the hotel component.
What their projects are like
The typical Marsiano format is a complex of several eight-storey buildings with shared pools, spas and a hotel element. Most of the projects are clustered in one spot, around the Avenue shopping centre on Soi 15 and Soi Buakhao in central Pattaya: Avenue Residence, Centara Avenue Residence and Grand Avenue stand there, and Avenue Boutique is now being built. The exception is Cosy Beach View, a 24-storey tower on Pratumnak about 200 m from Cosy Beach, with a health club on the 14th floor. Alongside the housing, the group developed Centara-branded hotels: according to the official page, the 96-room Centara Azure (2016) and the 51-room Centra Avenue (2015).
Projects in Thailand
- City Garden (2010) — five buildings, 370 units.
- Avenue Residence (2012) — three buildings, 225 units near Soi Buakhao.
- Cosy Beach View — 24 floors, about 300 units, Pratumnak; listings give completion in late 2014, the developer’s page says 2015.
- Centara Avenue Residence (2016) — three buildings, 380 units, next to two hotels.
- Grand Avenue (2019) — six eight-storey buildings on almost 11 rai behind the Avenue mall: 788 units and a 200-room hotel according to the project website, with four pools, two gyms and two spas.
- Avenue Boutique Condominium — a new build on Soi 15: two 8-storey buildings with 276 units from studios to two bedrooms; construction start Q1 2026, completion Q2 2029.
What buyers should check
The key question is the legal entity. Marsiano lists these complexes as his own, but public sources also attribute some of them to other Pattaya developers: City Garden Pattaya to Global Top Group, and Avenue Residence and Grand Avenue to Nova Group. Since Marsiano’s projects have been built with partners before, what matters to a buyer is not the name on the advertising but the company named in the contract and in the condominium documents.
For the Avenue Boutique new build, run the standard checks: building permit and EIA, a payment schedule tied to construction stages, and actual progress against the announced Q1 2026 start. For the completed buildings — Avenue Residence, Grand Avenue, Cosy Beach View — look at how the juristic person performs: the sinking fund, fee collection, and the state of the pools and lifts. The large complexes around the Avenue mall have plenty of similar studios on the resale market, so building, floor and view set the price, and the remaining foreign quota in a popular building should be checked early.
