Grand Avenue

Grand Avenue is a large low-rise residential complex in the very centre of Pattaya, also marketed as Grand Avenue Residence and Grand Avenue Pattaya. It consists of 6 eight-storey buildings (A to F) with 788 apartments on a plot of just under 11 rai behind The Avenue shopping mall. According to the project's official website, it was built by the developer known locally for City Garden, Avenue Residence, Cosy Beach View and Centara Avenue Residence, and was completed in 2019. Grand Avenue condominium in Central Pattaya stands out from its neighbours for the enclosed central courtyard with a large lagoon-style pool.

Location

The complex is on Soi 15 (Soi Buakhao 15), between Pattaya Second Road and Soi Buakhao. This is a city address rather than a beachfront one, with everyday needs within walking distance. Pattaya Beach is about 600 m away in a straight line and roughly 700 m on foot — around ten minutes via Second Road and one of the lanes leading to Beach Road. The Avenue mall is a few minutes' walk, with Central Festival Pattaya Beach and Walking Street a little further. The surroundings include the markets and cafés of Soi Buakhao, hotels, and the Pattaya Memorial and Pattaya International hospitals. Songthaews (shared pick-up taxis) run constantly along Second Road and Beach Road.

Windows face either the courtyard pool or the city. The complex is complete, so apartments are sold finished and, as a rule, furnished — condition and fit-out should be checked for each unit.

Who it suits

Grand Avenue suits people who want to live in the centre of Pattaya yet have gated grounds with pools: families with children, winter residents and remote workers. Its position near the malls and nightlife also keeps it in demand with seasonal tenants. Buyers who put quiet and a sea view first should look at coastal areas such as Pratamnak or Wongamat instead. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota), with the rest held under the Thai quota or through a company.
