Base

Base condominium in Central Pattaya is a high-rise city development by Sansiri, a well-known Thai residential developer. Its full name is The Base Central Pattaya. Completed in 2016, it comprises two residential towers of 31 and 27 storeys plus a separate car-park building, with 1,112 units in total. By unit count it is a large project for the centre of town, so condos for sale in Base come up on the resale market regularly and there is usually a good choice of floors and layouts.

Location

The complex stands by Pattaya Second Road (also signed as Pattaya Sai 2) in the busiest part of the city. Pattaya Beach and Beach Road are about 500 m away in a straight line, a few minutes on foot. Central Festival Pattaya Beach shopping centre is roughly 400 m from the towers, and The Avenue mall and Pattaya Night Bazaar are closer still. Royal Garden Plaza is about 600 m away and Walking Street around 1 km. Songthaews (shared pick-up taxis) run along Second Road all day, giving an easy link to other parts of the city. Pattaya City Hospital is also within walking distance.

Most homes are compact one-bedroom apartments of 29–35 sq m and two-bedroom apartments of 50.5 to 71 sq m with one or two bathrooms. The units currently in the More Property catalogue measure 50–52 sq m. Layouts are efficient and city-oriented. Higher floors look out over Pattaya Bay and the city, while some apartments face the pool and the inner grounds, so floor level and orientation are worth checking when comparing options.

Who it suits

Base is for people who want to live in the centre of Pattaya without relying on a car: the beach, shopping malls, restaurants and public transport are all within walking distance. The compact apartments suit singles and couples, seasonal visitors and owners who plan to let, as a location next to Second Road and Central Festival is easy for tenants to understand. Those looking for peace and a small, private community should bear in mind the size of the project and how lively the neighbourhood is. As in every Thai condominium, up to 49% of the unit area can be registered in foreign ownership (the foreign quota), with the rest held under Thai quota or through a company.
