About the company
Sansiri is a Bangkok developer with a history going back more than four decades. The company was registered in September 1984 as San Samran Holding, took its current name in 1994, became a public company in 1995 and has traded on the Stock Exchange of Thailand (SET) since July 1996 under the ticker SIRI. According to SET, the stock is included in the SET100 and SETHD indices. The head office is in Bangkok.
The business rests on three pillars: residential development, property services and investment. Sansiri started out with condominiums in central Bangkok and moved into landed housing in 1999. The group also includes Plus Property, set up in 1998 for property management and sales.
What their projects are like
Sansiri says it builds homes for every price segment, and it runs separate brands for them. Many dcondo buildings sit next to universities and transport hubs, in Rangsit, Bang Saen, Sriracha, Hat Yai and Khon Kaen. THE BASE projects appear in Bangkok, Phuket, Chiang Mai and Pattaya, while the XT, THE LINE and EDGE brands are mostly Bangkok-based. Beyond condominiums, the portfolio includes detached houses, townhouses and resort projects.
Sansiri came to Pattaya relatively late. Baan Plai Haad, announced in 2012, was described by Pattaya Mail as the company’s first project not only in Pattaya but anywhere on the Eastern Seaboard. Two large buildings followed in Central Pattaya on Pattaya Second Road, and a low-rise project in Na Kluea is now coming to market.
Projects in Thailand
- Baan Plai Haad, Wong Amat: a 31-storey tower with 353 one- to three-bedroom units plus a 7-storey building.
- The Base Central Pattaya, Pattaya Second Road: two 31-storey residential towers and a separate car park, 1,112 units, completed in 2016.
- Edge Central Pattaya, also on Pattaya Second Road: 31 storeys, 603 units, completed in 2021.
- dcondo Vite, a new build on Phothisan Road in Na Kluea (North Pattaya): two 8-storey buildings with 495 units on about 3 rai.
- XELF by Sansiri, Bangkok, Sukhumvit 36 near Rama IV: 37 storeys, 946 simplex and loft units.
- valles HAUS, Bangkok, in the T77 community near BTS On Nut: three 7-storey buildings, 408 units.
In Phuket, Sansiri has several THE BASE projects (Bukit, Cherngtalay, Rise, Midtown), as well as BRISA Patong and CANVAZ Palette Cherngtalay.
What buyers should check
- Building size. The Base Central Pattaya has more than a thousand units and Edge over six hundred. On resale or when letting, you compete with your neighbours, so check how many comparable units are already listed in the building and compare floor level and view.
- Location. Both Central Pattaya buildings sit on Pattaya Second Road: the beach is within walking distance, but they are not beachfront. Baan Plai Haad, by contrast, faces Wong Amat.
- Management. Plus Property is part of the Sansiri group, but each building’s juristic person signs its own management contract, and the manager can change. Ask who runs the building today, what the common fees are and how healthy the sinking fund is.
- Off-plan purchases. The official pages for dcondo Vite, XELF and valles HAUS do not state a completion date, so make sure the contract fixes one and spells out what happens if it slips.
- Foreign quota. If you are buying freehold in a foreign name, confirm the remaining quota in that specific building before paying a deposit.
