Apus Condo in Central Pattaya is a low-rise, resort-style development just off Pattaya Klang (Central Pattaya Road). Formally known as Apus Condominium, it was built by Apus Development Group, the company that later delivered the Del Mare tower in Bang Saray. Completed in 2010, the project consists of 2 buildings of 8 storeys with 158 units in total. The buildings wrap around a large lagoon-style pool, and the site of just over 4.1 rai leaves plenty of room for greenery, which is not common this close to the city centre. Condos for sale in Apus Condo are now available on the resale market.

Location

The complex is on Soi Paniad Chang, a short step from Pattaya Klang, one of the city's main cross-town roads. This is not a beachside address: Pattaya Beach is about 1.5 km away, a few minutes by car or motorbike. Everyday amenities, on the other hand, are on the doorstep. Foodland supermarket and Harbor Mall are roughly 200 m away, and the Big C Extra hypermarket is close by. Central Festival Pattaya Beach is about 1.4 km from the complex and Terminal 21 about 1.8 km. Pattaya Klang gives a quick link to Sukhumvit Road and the motorway towards Bangkok, and Bangkok Hospital Pattaya and Pattaya Memorial Hospital serve this part of the city.

Agency data puts studios at 30–40 sq m, one-bedroom units at 49–71 sq m, two-bedroom units at 66–84 sq m and three-bedroom homes at 104 to 209 sq m. Units currently in the More Property catalogue range from 50 to 72 sq m. Many apartments have windows and balconies facing the pool and gardens, so the complex keeps the feel of an enclosed resort even though it sits in the middle of the city.

Who it suits

Apus Condo is a good fit for people who want to live in central Pattaya, close to shops, hospitals and the roads out of town, but in a quiet low-rise building with its own green grounds. The generous layouts work for year-round living and for families, while studios and one-bedroom units suit seasonal stays and long-term letting. Buyers for whom walking to the sea is essential should take the distance to the beach into account. As elsewhere in Thailand, up to 49% of the unit area in a condominium can be registered in foreign ownership (the foreign quota); the remainder is held under Thai quota or through a company.
