About the company
Apus Development Group is a privately held Pattaya developer. According to the profile on its official website, the company was set up in 2007 as Vareejinda Co., Ltd. by two local businessmen: Vichapol Srisuriyachai, owner of the pool-construction business Home & Pool Pattaya, and Chalermphon Khoncham, owner of a construction company in the Eastern region. It later changed its name to APUS Development Group Co., Ltd.; the contact details on the site give the entity as Apus Development Co., Ltd., with an office in Nong Prue, Bang Lamung. Apus is not listed on the stock exchange.
The portfolio is compact: four buildings completed between 2010 and 2019. Public listings sometimes show the name Bellagio Development next to Apus for the early projects — probably a former or project entity; the official website does not mention it.
What their projects are like
The first project, Apus Condominium, is a low-rise urban compound. After that the company moved to seafront high-rises, each one a standalone tower facing the bay: Cetus on Jomtien Beach, Del Mare on the Bang Saray coast and Andromeda on Pratumnak. Andromeda was designed by the architecture firm KTGY, and the developer limited the floors above the 25th to no more than four units each — a bet on panoramic views and privacy. Marketing focuses on functional layouts and resort-style facilities: beachfront pools, rooftop infinity pools, lounges and gyms.
Andromeda, for example, offers one- and two-bedroom units of 28 to 75 sq m; Cetus has a separate five-storey villa building next to its tower.
Projects in Thailand
- Apus Condominium — completed in 2010: two eight-storey buildings, 158 units, Soi Paniad Chang.
- Cetus Beachfront — completed in 2015 on Jomtien Beach Road: a 49-storey tower plus a five-storey building, 310 units in total.
- Del Mare Bangsaray — a 33-storey, 399-unit building in Bang Saray, completed in 2017.
- Andromeda — 36 storeys, around 216 units, Pratumnak (Soi Kasetsin 9); according to the developer, construction ran from late 2017 to 2019.
The company itself calls Apus Condominium its first project and Cetus its second; its website currently features Del Mare, Andromeda and Cetus.
What buyers should check
- This is a resale market. All four Apus buildings are completed, so you buy from owners. Check the unit title deed, outstanding common fees and the seller’s authority to sell.
- Foreign quota. In seafront towers popular with foreign buyers, the foreign quota may already be used up. Before paying a deposit, ask the juristic person to confirm the unit can be registered to a foreign buyer.
- Upkeep by the sea. Cetus, Del Mare and Andromeda stand next to the water, and salt air wears out facades, air conditioners, lifts and pools faster. Review owners’ meeting minutes, the sinking fund and planned major repairs.
- Building, floor and view. Cetus has two very different parts — the tower and the five-storey block; in the towers, view and value depend heavily on floor and orientation. Compare options within the same building.
- Location and liquidity. Bang Saray is quieter and further from central Pattaya than Pratumnak or Jomtien, so rental and resale demand differ. Rely on actual transactions in the specific building.
