About the company
Heights Holdings is the Pattaya developer behind one of the most recognisable families of condominiums on Pratumnak, Wongamat and Jomtien. According to its company profile, it launched in 2006 and was based in Nong Prue, Bang Lamung (Chonburi). The 2017 profile lists 18 major projects; a 2015 press item put the figure at nineteen. In 2014 Heights Holdings took silver in the Best Developer Asia category at the OPP Awards for Excellence.
The company described itself as largely self-financed. Most buildings were sold off-plan with instalments spread over the construction period, and buyers could follow progress through photo updates on its website.
What their projects are like
The Heights signature is the mid-rise resort complex with an oversized leisure area: lagoon pools, artificial sand beaches, rooftop Jacuzzis. Studios and one-bedroom units from about 25 m² dominate, although some buildings also offer two-bedroom layouts. These were apartments bought for holidays and letting. The company also built towers: the 38-storey Wong Amat Tower near Wongamat Beach and the 46-storey Arcadia Millennium Tower on Pattaya’s Third Road, completed in 2021.
Individual buildings were held by separate project companies; public listings, for example, show the Arcadia line under CRS Star Co., Ltd. This is common practice in Thailand, but it matters when you check the paperwork.
Projects in Thailand
- Pratumnak: Pattaya Heights (2009), the Park Royal 1–3 series (2009–2012), Laguna Bay and Laguna Bay 2 (2013 and 2015), Water Park (2015), C-View (2015–2016) and The Peak Towers (2016) near the Royal Varuna Yacht Club.
- Wongamat and Naklua: Laguna Heights (2010), 75 m from the beach; Club Royal, around 520 apartments on 8,000 m² with private access to Wongamat Beach (phases completed in 2012 and 2016); Wong Amat Tower (2015).
- Jomtien: Laguna Beach Resort (2015, three buildings and 602 apartments around a lagoon pool with a wave machine), Laguna Beach Resort 2 (2016, four buildings on 13,000 m² of land) and Laguna Beach Resort 3 – The Maldives (seven buildings around a lagoon of more than 5,000 m²).
- Thappraya and South Pattaya: Arcadia Beach Resort (four eight-storey buildings), Arcadia Beach Continental (five buildings, 1,350 apartments styled after European regions) and Arcadia Millennium Tower.
What buyers should check
- Scale of the complex. Club Royal, Laguna Beach Resort and Arcadia Beach Continental each have hundreds of units, and their pools and landscaping are expensive to run. Ask the juristic person for the expense report, the sinking-fund balance and the share of owners in arrears.
- Rentals in the building. Many units were bought to let, some under rental-management schemes. Check whether the unit is still bound by a management contract and what letting rules the building has adopted.
- Building age. The first buildings were handed over in 2009–2012; inspect lifts, waterproofing and the rooftop pools and Jacuzzis.
- Seller and title. Because buildings sat in project companies, match the developer named in your contract against the unit’s title deed.
- Foreign quota. In buildings popular with foreigners the 49% quota can be used up, so confirm before paying a deposit that the unit can be registered in a foreign name.
