Laguna Heights

Laguna Heights is a small low-rise condominium on Soi Naklua 16, a few minutes' walk from Wong Amat Beach in North Pattaya. It was completed in 2009 by the Heights Holdings group, the developer also behind Club Royal, Laguna Bay and Laguna Beach Resort. The building has 8 storeys and, according to most sources, 66 apartments. Laguna Heights condominium in Wong Amat, Pattaya stands out for two things: spacious two-bedroom layouts and a rooftop swimming pool with a view of the sea.

Location

Soi Naklua 16 is the main lane of Wong Amat: it runs from Naklua Road down to the beach past restaurants, cafés, massage shops and small supermarkets. Laguna Heights is in its lower part, about 200 m from the sand of Wong Amat Beach, so the walk takes only a few minutes. This is not a beachfront building, since hotels and other condominiums stand between it and the sea, but it is one of the closer addresses to the water in the neighbourhood. A Tops Daily mini-supermarket is next door. The Sanctuary of Truth is roughly a kilometre away on foot, and Terminal 21 Pattaya with the Dolphin Roundabout is about 2 km to the south, a short ride by car or by songthaew (shared pick-up taxi) from Naklua Road.

The list is short, as you would expect from a building of this size, and its centrepiece is the rooftop pool deck, which looks out over the sea and the islands offshore.

Apartments

Unlike most newer projects in the area, Laguna Heights was planned around spacious apartments rather than studios. The typical unit has two bedrooms and two bathrooms on roughly 74 to 87 sq m; More Property's listings here are 75 to 77 sq m. There are also a few much larger apartments (listings mention 159 and 197 sq m) and some three-bedroom layouts. The upper floors have sea views: agencies mark apartments on floors 7 and 8 as full sea view, while lower floors look onto the lane and neighbouring buildings.

Who it suits

Laguna Heights is a good match for people who plan to spend long periods in Pattaya rather than a week or two: couples, families and retirees who need two bedrooms, storage space and a quiet building with few neighbours. The beach, restaurants and shops are all a few minutes away on foot, so everyday life is possible without a car. Large apartments close to Wong Amat Beach are also in demand among long-stay tenants, which matters if you do not plan to use the apartment all year round. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
