Club Royal is a low-rise, resort-style complex on Soi Naklua 12 in the Wong Amat area of North Pattaya. The developer is Heights Holdings, a Pattaya company also known for Laguna Beach Resort and Laguna Bay; some portals list the project under its registered company, Vistas Development. The scheme has 4 buildings of 8 storeys with 515 apartments on a site of about 8,000 sq m, and most sources give 2016 as the year of completion. Club Royal condominium in Wong Amat, Pattaya is laid out as several blocks around tropical gardens and lagoon-style pools rather than as a single tower, which gives it the feel of a small resort.

Location

Soi Naklua 12 is the lane that leads from Naklua Road to the Sanctuary of Truth, the carved wooden temple whose grounds begin a little further along the same street. The sea is close, about 300 m in a straight line, but hotels and private plots stand in between, so advertised figures of 50 m or 150 m to the beach are optimistic. On foot it is about 500 m to the nearest small coves and roughly 700 m to the main stretch of Wong Amat Beach. Convenience stores, cafés and massage shops are within walking distance, while Terminal 21 Pattaya and the big supermarkets are a few minutes away by car. Songthaews (shared pick-up taxis) run along Naklua Road towards the Dolphin Roundabout and the city centre.

Apartments

The mix runs from studios to one- and two-bedroom apartments, with a handful of larger units. Agency listings show studios of about 26 sq m, one-bedroom units of roughly 35 to 43 sq m (the same range as More Property's listings here) and two-bedroom apartments of about 64 to 72 sq m. Because the buildings are only 8 storeys high, most apartments look onto the pools, the gardens or the surrounding lanes; partial sea views are found on the upper floors.

Who it suits

Club Royal works for those who want resort surroundings in a quiet part of town without being cut off from city life: holidaymakers, winter residents, couples and families who value pools and greenery under their windows. Being close to Wong Amat and the Sanctuary of Truth keeps the complex popular with tenants, so apartments here are often bought with letting in mind. It is a fairly large community, so anyone after a very small, private building should compare it with boutique projects nearby. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
