Arcadia Beach Resort

Arcadia Beach Resort is a large low-rise, resort-style development in Pattaya, just east of Thappraya Road and across from Pratumnak Hill. The developer is Heights Holdings; the project was presented in 2014 and completed by 2019. Four 8-storey buildings (A, B, C and D) stand on a site of 17,600 sq m and hold about 1,100 apartments. Arcadia Beach Resort condominium in Thappraya, Pattaya was conceived as a resort inside the city: according to the developer's plan, around 65% of the site is given over to pools and leisure areas.

Location

The complex lies set back from the main road, off Thappraya Soi 9, between South Pattaya, Pratumnak and Jomtien. Despite the word Beach in its name, it is not on the seafront: Pattaya Beach is about 1.6 km away and Dongtan Beach, where Jomtien begins, roughly 1.7 km, so the sea is a ride rather than a stroll. The on-site lagoons with their man-made sandy areas play the part of the beach. Walking Street is about 1.6 km away in a straight line, or roughly 5 minutes by car. Thappraya Road carries the main songthaew route between Pattaya and Jomtien and is lined with shops, cafés and markets.

Apartments

Layouts are compact and standardised: one-bedroom apartments of 25–28 sq m and two-bedroom apartments of about 49 sq m. More Property currently lists 49 sq m units here. Apartments were delivered fitted, with a European-style kitchen, a balcony and, as a rule, a furniture package. Many units face the pools and lagoons of the inner courtyard, while the rest look outwards over the city. The buildings are low, so the main outlook here is the development's own grounds.

Who it suits

Arcadia Beach Resort is geared to holidays and letting: small apartments, extensive grounds with pools, and quick access to the nightlife of South Pattaya. Families will find plenty to keep children busy without leaving the gates. It is a big, busy community, so those looking for peace and few neighbours should weigh its scale, and those who want a beach on the doorstep should weigh the distance to the sea. Do not confuse it with the brand's other projects: Arcadia Center Suites, Arcadia Millennium Tower and Arcadia Beach Continental. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign ownership (the foreign quota); the rest falls under the Thai quota or is held through a company.
