Grande Carribean

Grande Carribean is a large themed condo resort on Thappraya Road, between South Pattaya and Jomtien. Its official name is Grande Caribbean Condo Resort Pattaya; it was developed by Blue Sky Group and completed in 2015. Grande Carribean condominium in Thappraya, Pattaya is made up of five buildings — four eight-storey blocks and a 30-storey tower — with 1,064 units in total. It is easy to recognise by its Caribbean pirate theme: brightly coloured façades, ships and a lagoon filling the central courtyard.

Location

The resort stands on Thappraya Road, the main route that skirts Pratumnak Hill and links the city centre with Jomtien. Songthaews run along it all day, so both the beaches and downtown are reachable without a car. This is not a beachfront address: the nearest beach, Dongtan, is about 900 m away in a straight line, and the start of Jomtien Beach is roughly a kilometre off. Walking Street and Bali Hai Pier are a little over 2 km away. Close by are the Pattaya Park amusement complex with its tower, a 24-hour Foodmart supermarket, convenience stores, cafés and restaurants.

Facilities

The heart of the project is a courtyard turned into a small water park.

Apartments

Layouts are standardised. The core product is a one-bedroom apartment from 34.5 sq m, usually sold furnished and equipped. Two-bedroom units start at 69 sq m — in effect two adjoining one-bedroom modules joined together — and go up to about 92 sq m. More Property's catalogue currently lists units of 37 sq m. Windows face either the lagoon courtyard or outwards over the surrounding neighbourhood, and the upper floors of the tower have wide open views. The resort is large and the courtyard is lively during the day, so buyers who value quiet should look at the higher floors of the tower or at units that do not face the pool.

Who it suits

First of all, families with children: the pools with ships and slides are the main draw. The resort is well known among holidaymakers, so apartments here are often bought to rent out between the owner's own stays. As a permanent home, Grande Carribean suits people who want extensive on-site facilities and transport on the doorstep rather than seclusion by the sea. As in other Thai condominiums, up to 49% of the floor area can be owned by foreigners (the foreign quota), with the rest held under the Thai quota or through a company.
