Blue Sky Group — property developer

About the company

Blue Sky Group is a privately held Thai development group that entered the Pattaya market in 2011. Pattaya Mail introduced it at the time as Blue Sky Development Company Limited, a Thai-owned company whose shareholders had been running real estate, hotel and retail businesses in Thailand for more than 50 years. The press has also used the name Blue Sky Developer Co. Ltd., but in the market the group is known simply as Blue Sky Group.

Over the following decade the company delivered five large resort-style complexes in Jomtien and Na Jomtien — more than 5,300 units in total, according to public sources. In 2019 Blue Sky Group won an industry award as Best Developer Eastern Seaboard.

What their projects are like

Blue Sky’s signature is the large themed condo resort: several eight-storey buildings wrapped around a huge lagoon pool, each project built around its own story. Atlantis has a pool with waterfalls, a ‘wrecked galleon’, sand beaches and wooden footbridges. Grande Caribbean features a pirate ship, a volcano and a wave machine. Venetian’s grounds are laid out after a map of Venice, complete with canals, a floating walkway and a gondola pier, while Espana is designed in a Spanish style.

Units are mostly compact — studios and one-bedrooms from roughly 24 to 39 sq m, with some two-bedroom layouts. Each complex holds around a thousand apartments. That scale cuts both ways: plenty of on-site amenities and a wide choice on the resale market, but also many neighbours and stiff competition among sellers and landlords.

Projects in Thailand

  • Atlantis Condo Resort — the group’s first Pattaya project (Jomtien): five eight-storey buildings, about 1,100 units, completed in December 2015.
  • Grande Caribbean — launched in 2012 on Thappraya Road between Jomtien and South Pattaya: four eight-storey buildings plus a 30-storey tower, 1,064 units; completed in November 2015.
  • Venetian Signature Condo Resort — the third project, unveiled in late 2013: four eight-storey buildings on a 10-rai plot, 990 units.
  • Espana Condo Resort — seven eight-storey buildings on Jomtien Second Road, 1,094 units, completed in January 2018.
  • Grand Florida — a beachfront complex on Na Jomtien Beach, 1,082 units, completed in December 2020.

What buyers should check

  • Upkeep of the water features. Lagoons, waterfalls and wave pools are expensive to maintain. See them in person and ask the juristic person for the budget, the monthly fees and the expense report — they determine how the complex will look in ten years.
  • Resale and rental competition. With around a thousand units per complex, many similar apartments are on sale or for rent at any given time. Price and rent depend on view, floor and building, so compare offers within the same project.
  • Foreign quota. If you want freehold title in your own name, make sure the unit is registered under the foreign quota — listings in Blue Sky projects also include units sold under the Thai quota.
  • Age and wear. The first complexes were completed in 2015; on resale, check the condition of lifts, facades, roofs and common areas.
