Treetops Condominium Pattaya — Rooftop Pool and Thappraya Location

Treetops Condominium is a modern residential building on Thappraya Road, on Pratumnak Hill between South Pattaya and Jomtien. Its official name is Treetops Pattaya. It was developed by the Bangkok-based Boutique Group of Companies, unveiled in November 2012 and completed in 2015: a single 15-storey building with 252 units. Treetops condominium in Pratumnak, Pattaya is best known for its rooftop — an infinity-edge pool, a gym and a garden with views over the bay — and for its position on the main road between the two halves of the city.

Location

The building stands directly on Thappraya Road near Soi 12, next to the Pattaya court building and Sugar Hut Resort. Songthaews run along Thappraya between South Pattaya and Jomtien Beach. The marketing promised a “seven-minute walk to the beach”, but the map says otherwise: the nearest beaches, Dongtan and Yinyom, are about 1.1 km away in a straight line and roughly 1.6 km on foot, around 20 minutes, so most residents go by songthaew or motorbike. Within a short walk are La Baguette café, restaurants, FamilyMart and 7-Eleven stores, a clinic and a currency exchange; the Foodmart supermarket is about 600 m away. The Big Buddha temple crowns the hill above the building, and Walking Street and Bali Hai Pier are about 2.5 km away.

Facilities

The defining feature of Treetops is the roof, given over to shared spaces with sea and city views. The partly open, resort-style lobby is finished in natural stone and wood tones.

Compact layouts dominate: studios of about 24–27 sq m and one-bedroom units of roughly 34.5–36 sq m. Two-bedroom apartments of 61–69 sq m were created by combining neighbouring units, an option the developer planned from the outset; there are corner units too. Units were sold furnished, so most resale offers are ready to move into. Upper floors have sea views, while lower ones look over the city and the green slopes of the hill; the outlook depends on the side of the building.

Who it suits

Treetops Condominium is chosen by people who want a small apartment in a relatively new building with a full set of amenities. The studios and one-bedroom units work well for wintering, for one or two occupants and for letting: from the launch the developer offered owners a rental management service. Buyers who value quiet and a walkable beach should bear in mind the busy road outside and the distance to the sea. In Thai condominiums up to 49% of the unit area may be registered in foreign ownership, with the rest held under the Thai quota or through a company.
