About the company

L.P.N. Development Public Company Limited is one of Thailand’s longest-established listed developers. It was founded on 21 June 1989, and its first project was Lumpini Tower, a 38-storey office building on Rama IV Road in Bangkok that now houses the head office. LPN became a public company in 1994 and its shares trade on the Stock Exchange of Thailand (SET) under the ticker LPN. It came through the 1997 crisis by restructuring its debt and, by its own account, was debt-free by 2002.

The core business is condominiums under the Lumpini umbrella brand, alongside townhouses and detached homes. For years the company targeted middle and lower-middle income buyers; since 2017 it has also moved into higher price bands. A distinctive part of the model is its in-house management arm, LPP Property Management (called Lumpini Property Management until 2021), which looks after buildings, engineering and security once projects are handed over. Public sources credit LPN with more than a hundred projects.

What their projects are like

A typical LPN project is a large high-rise, or a cluster of buildings, with hundreds or thousands of units and shared facilities. Since the mid-2000s the company has pursued a “Vibrant Community” strategy, focusing on residential communities rather than individual buildings. The portfolio is split into around a dozen brands — Lumpini Place, Lumpini Park, Lumpini Ville, Lumpini Suite, Lumpini Condotown, Lumpini Township, the 168 lines and EARN — with separate resort series, Lumpini ParkBeach and Lumpini Seaview.

In Pattaya, LPN completed four large complexes in 2013–2014. Lumpini Park Beach Jomtien and Lumpini Seaview Jomtien stand by Jomtien Beach, with only the road between them and the sea. Lumpini Ville Naklua–Wongamat sits on Pattaya–Naklua Road on a plot of about 12 rai with views of Naklua Beach, and Lumpini Condo Town North Pattaya–Sukhumvit is near Sukhumvit Road in North Pattaya. Public data put each of these buildings at more than a thousand units. The company also has resort projects in Cha-am.

What buyers should check

  • Who manages the building now. LPN’s subsidiary LPP takes over building management after handover, but it is the condominium juristic person that hires the manager. Check who runs the building today and ask for the budget, fee-collection figures and the state of the sinking fund.
  • Building age. LPN’s Pattaya projects are now more than ten years old. Ask what major works — facades, lifts, pools — have been done or are planned, and whether any one-off levies on owners are expected.
  • Resale competition. In a building with one or two thousand units, many similar studios are for sale or rent at any time. View, floor, building and the condition of the unit affect price and time on market more than the brand does.
  • Foreign quota. A foreigner can take freehold title only to a unit within the foreign quota. In large buildings the status varies from unit to unit, so check it with the juristic person before paying a deposit.
