About the company
Lunique Real Estate Co., Ltd. is a privately held Thai developer founded in July 2016. It has two offices, one in Bangkok’s Thonglor district and one in Pattaya on Jomtien Second Road. The chief executive is Uradee Kunkiratiyut; the company’s website presents her as a next-generation leader of the family behind the China Stone gemstone business, and Lunique describes itself as a developer with “East Asian expertise”. The company marked its tenth anniversary in 2026.
The portfolio is still small: the flagship Skypark Lucean in Jomtien, The Scholar, a small luxury housing project in Bangkok’s Don Mueang district, and the next stage of the Pattaya development, Lucean Bay. In early 2026 Lunique said it would grow around a “wellness-led living” concept rather than by adding more projects. We found no completed projects by the company in public sources; everything it has is either under construction or on sale off-plan.
Projects and their format
Skypark Lucean Jomtien Pattaya is a high-rise development about 200 metres from Jomtien Beach. It was launched in 2023 together with Banyan Tree Group and, according to the developer, is the first Banyan Group branded residence in Pattaya: owners receive membership of The Sanctuary Club, and Banyan Group provides property management and hospitality services. According to a 2025 press release published in the Bangkok Post, the site covers more than 10 rai. Phase 1 consists of Tower A (60 storeys, 647 units) and Tower B (31 storeys, 252 units); Phase 2 is Tower C (60 storeys, 588 units). Each floor has between one and 14 units, all of them sea-facing according to the developer. Bored piling is handled by the contractor K Pile.
Lucean Bay is presented as Phase 2 of Lucean, positioned as a wellness residence, with sales planned to start in 2026. The Scholar Don Mueang is a very different product: 14 three-storey luxury houses close to Harrow International School and Don Mueang Airport.
What buyers should check
- Completion dates. The 2025 press release scheduled completion of Skypark Lucean for December 2028, while public listings also show November 2029. In July 2026 the company reported construction at around 12%. Rely on the date and late-delivery penalties in your contract.
- Which phase. Towers A, B and C and Lucean Bay are separate phases with separate timelines. Check which one your unit belongs to and which shared facilities will be ready when it is handed over.
- The brand’s role. Banyan Group handles service and management, but the developer and your contractual counterparty is Lunique Real Estate. Ask to see the management agreement and how the service fees, including the brand’s services, are calculated.
- Promotions. The developer runs frequent campaigns with discounts and payout schemes on particular towers. Read the terms carefully: who pays, for how long and what happens when the scheme ends.
- Foreign quota. The company itself has said that little of the foreign quota in Skypark Lucean remains. Check the status of the specific unit before paying a deposit.
