About the company
Nordic Group is a small Scandinavian developer that built in Pattaya in the 2000s. In 2006 the magazine ScandAsia reported that the group had been founded by two Norwegian entrepreneurs. They started with a small hotel, the Nordic Garden, at the foot of Big Buddha Hill, and a first ‘village’ of six bungalows that sold to hotel guests within two weeks. Several more complexes followed, including Nordic Terrace and Nordic Residence. By then the group had sold around 150 homes, mostly to buyers from Norway and Sweden, and was planning to pause new development.
We found no company website or recent reporting, so we do not comment on its current status. For a buyer, the condition of the individual building matters more than the fate of the brand.
What their projects are like
Nordic-branded buildings are low-rise condominiums of about six storeys on Pratumnak, between Central Pattaya and Jomtien. They are small buildings with a garden pool, generous terraces and apartments from one to four bedrooms. A quiet hillside location away from the busy streets remains their main selling point today. The New Nordic series stands nearby; one description of Nordic Residence calls it part of that series, but we could not confirm a legal link between the two companies.
Projects in Thailand
- Nordic Terrace: a six-storey resort-style building with oversized terraces overlooking a tropical garden and pool, about 700 m from a quiet beach; some upper-floor units have sea views. The 2006 article describes it as under construction with completion due in December 2005, whereas listings give 1999 as the year built.
- Nordic Residence (2007): six storeys with a lift and 51 apartments of varying sizes, close to local markets and public transport.
- Nordic Park Hill (2008): a six-storey building with 21 units in the Cosy Beach area, about 500 m from Cosy and Pratumnak beaches, with a tropical garden, pool, Jacuzzi and children’s pool. ScandAsia described Nordic Park Hill in October 2006 as Nordic Group’s latest project; Nordic Active Co., Ltd., named in listings, appears to handle sales and rentals in the building.
What buyers should check
- Building age. These buildings are around twenty years old or more: inspect the lift, roof, wiring and pool, and ask about the juristic person’s plans for major repairs.
- Building finances. In a building of 20–50 units every owner in arrears hits the budget hard, so ask for the fee-collection report and the sinking-fund balance.
- Documents. Year built and unit sizes vary between listings; verify them against the title deed and the juristic person’s records.
- Foreign quota. These buildings were sold to foreigners from the start, so the quota may be used up. Check before paying a deposit.
- Letting. If you plan to let, check the building’s rental rules and the actual demand for long-term tenancies in this part of Pratumnak in advance.
