About the company
Porchland Group is a Pattaya developer that grew out of contracting. In a 2012 interview with Pattaya Mail, management said the company began as a building contractor for other local developers — including Hyde Park, Park Lane, The View and Atlantis — and moved into development once it had the experience and its own land. Its first project of its own was a 22-unit commercial building, followed by the residential Porchland 2 and Porchland 3.
The company is private and unlisted. We found no official website; in public listings the Porchland Group profile sits under a legal entity named Madcha Land Development Co., Ltd., a link we could not confirm in the company registry.
What their projects are like
As the company described it, the Porchland model was keeping prices down by avoiding the most expensive plots and selling units turnkey — finished, furnished and equipped, so a buyer could move in or rent out straight away. Early projects were typically eight-storey buildings; in 2012 the company announced a move into high-rise, starting with La Santir.
Most of its work is in Jomtien and Na Jomtien (the Chaiyapruek area and Na Jomtien Soi 4) and in Naklua; outside Pattaya it launched a project in Sriracha.
Projects in Thailand
- Porch Land 2 — two eight-storey blocks with 154 units on Soi Chaiyapruek 3, 2012.
- The Blue Residence — about 300 units which, according to the company, sold out in roughly two months.
- The Time — a project in Sriracha near the Kasetsart University campus.
- Feelture (Porchland 6) — 301 units on Na Jomtien Soi 4, launched in 2012.
- La Santir — a 29-storey tower with 523 units in the Chaiyapruek area towards Jomtien; launched at the end of 2011 and completed in 2015.
- The Prim Grand Condo — an eight-storey building in Naklua, financed with a 55 million baht construction loan from LH Bank in 2012 and, according to public listings, completed in 2017.
What buyers should check
Porchland sold its units fully furnished, so in buildings from 2012–2017 the original furniture and appliances are now around a decade old or more. Budget for an upgrade and judge the actual unit, not photos from old marketing material.
La Santir is a large building with many studios of about 26 sq m, so plenty of similar units are for sale and for rent at any time; floor, view and condition decide price and how quickly a deal closes. The Prim Grand Condo is the opposite — a small building, planned with 64 units of 45–50 sq m. A small juristic person has a smaller budget, and any major repair weighs more heavily on owners’ contributions, so check the sinking fund.
The foreign quota fills faster in a small building than in a 500-unit tower, so confirm what remains with the juristic office before you reserve. Because the developer has no public website, get the building documents — condominium registration, juristic person regulations, meeting minutes — directly from the management office. And mind the names: there is a different building called The Prim close to The Prim Grand Condo.
