About the company
Strong Family Home Co., Ltd. is a privately held Thai company registered in Chonburi province. Its registration number (0205553007419) is published on the official Zenith Pattaya website, and the structure of that number in the DBD registry indicates registration in 2010. Marketing materials use the name Strong Family Group. The company is not listed, and there are no public annual reports or detailed corporate history — what is known about it comes from its current projects.
What their projects are like
The company’s current focus is low-rise wellness developments on Thappraya Road, the link between Pratumnak Hill and Jomtien. The format is consistent: several seven- to eight-storey buildings around a landscaped courtyard, lagoon-style pools, Japanese-inspired architecture and gardens, with an onsen as the centrepiece of the amenities. It is an alternative to high-rises for buyers who value a quiet green courtyard over a 40th-floor view.
Projects in Thailand
- Zenith Pattaya — three seven-storey buildings on 6 rai (Thappraya Soi 15) with 582 units, from 30 sqm one-bedrooms to two-bedrooms of up to 75 sqm, some ground-floor units with direct pool access. The centrepiece is a four-level Japanese onsen, Heaven Spring Spa. Completion is scheduled for December 2028.
- Zenith Pattaya II — the next phase next door: six eight-storey buildings and a clubhouse on about 12 rai, roughly 900 units of 34 to 165 sqm, built around a health-and-longevity theme.
On the same soi stand the Grand Solaire Pattaya (67 storeys) and Grand Solaire Noble towers. Their official developer is a different company, SLR Development Co., Ltd., although these projects and Zenith share a sales office. For buyers, this means the contracting party for Grand Solaire and for Zenith is a different legal entity.
What buyers should check
- Both Zenith phases are off-plan. We found no publicly documented completed projects under the Strong Family Home name, so ask the company to show you buildings it has delivered. Tie payments to construction milestones and ask to see the building permit and EIA approval.
- Who is the seller. Make sure the sale and purchase agreement names Strong Family Home Co., Ltd. (or whichever company you were explicitly told about) and check its details by registration number in the DBD registry.
- Scale and rentals. Together the two phases add up to about 1,500 units in one block, many of them compact one-bedrooms. On resale and rental you will be competing with your neighbours.
- Running costs. An onsen, spa and several pools are expensive to maintain. Ask for the common-area fee rate, the sinking fund and whether the phases will share one juristic person or have separate ones.
- Foreign quota. Foreigners can own no more than 49% of a condominium’s saleable area — confirm which quota your unit falls under.
