Grand condotel

Grand condotel is an established resale building beside Dongtan Beach, where Jomtien meets Pratumnak Hill. It is a single wide block of 18 storeys with 150 apartments, completed in 1988; the official spelling of the name is Grand Condotel, and public sources do not name the developer. Grand condotel condominium in Jomtien, Pattaya belongs to the older generation of local buildings, where the main attraction is floor area: there are relatively few units, and almost all of them are considerably larger than those in modern projects.

Location

The building stands in a quiet pocket between Thappraya Road and the sea, next to Jomtien Condotel and View Talay 5. The nearest beach is Dongtan: on the map the sand is about 200–250 m from the block in a straight line. Property portals advertise direct beach access, but the building itself is not on the front row, as neighbouring hotels and residences sit closer to the water. Dongtan is known as a calm stretch of coast with a shaded, tree-lined pedestrian promenade and no traffic along the sand. Pattaya Park Tower and its water park are nearby, while Thappraya Road has shops, restaurants and the songthaew route that links Jomtien with South Pattaya and Walking Street.

According to the portals, the building offers one-bedroom apartments of about 93–103 sq m, two-bedroom units from 100 to 190 sq m and three-bedroom units of 165–183 sq m. More Property currently lists a 153 sq m apartment here. Units have generous balconies; upper floors look out over the Gulf of Thailand, while lower floors face the gardens. The building is more than thirty years old, so condition and finish vary from one apartment to the next, and it is worth checking the renovation, air conditioning and services of the specific unit.

Who it suits

Grand condotel appeals to buyers who want a large apartment close to the sea as a permanent home: families, couples who spend long winters in Pattaya, and retirees. Two- and three-bedroom layouts also work for people who work from home or often have guests. As a rental, apartments of this size are geared to long-term tenants rather than short-stay holidaymakers. In Thai condominiums up to 49% of the total unit area can be registered in foreign ownership (the foreign quota); the rest is held under the Thai quota or through a company.
