The Residence Jomtien Beach is a low-rise residential building in Jomtien completed in 2007. It is a single 7-storey block with just 68 units, and some portals list it under the shorter name The Residence Jomtien. The Residence Jomtien Beach condominium in Jomtien, Pattaya stands out from its neighbours for generous floor plans and a small-scale feel: there are no crowds or resort-style attractions here, but plenty of living space and a quiet garden with a pool.

Location

The building is on Soi Thep Prasit 9, deep in the block between Thepprasit Road and Jomtien Second Road. Despite the word Beach in its name, this is not a seaside address: Jomtien Beach is about 1.3 km away in a straight line, so most residents reach the sea by motorbike, taxi or songthaew, and on foot it takes around twenty minutes. Thepprasit Road is roughly 650 m away, with its market, shops, cafés and the well-known Thepprasit Night Market; the road also links Jomtien with Sukhumvit Road and with the route to Pratamnak and South Pattaya. The immediate neighbours are the Dusit Grand Park and Suan Sawarn condominiums, and a go-kart track and the Colosseum Show are a few hundred metres away.

The amenities are basic, without the water features and club spaces of the large developments. This is a quiet residential building where the shared grounds are used by a small number of owners.

Floor plans are noticeably larger than the Jomtien norm. Studios are about 51 sq m, one-bedroom apartments run from roughly 51 to 80 sq m, and there are large three-bedroom units of 150 sq m – the type currently listed by More Property. Apartments have private balconies. Because the building is low and surrounded by other properties, the outlook is over the garden, the pool and neighbouring buildings rather than the sea. The building is close to two decades old, so the condition of the fit-out, furniture and appliances should be judged unit by unit.

Who it suits

Above all, people who are buying a home to live in rather than a holiday base: large floor areas, few neighbours, a calm neighbourhood and the everyday services of Thepprasit Road close at hand. The three-bedroom apartments suit families, while the spacious studios and one-bedroom units work for couples or for those who spend most of the year in Pattaya. It is less suited to short beach breaks, since the sea is a ride away. As in any Thai condominium, up to 49% of the total unit area can be registered in foreign freehold ownership (the foreign quota); the rest is held under the Thai quota or through a company.
