Kieng Talay Condotel is one of the older apartment buildings in Pattaya: it dates from 1988, long before most of today's Pratamnak developments. Kieng Talay Condotel in Pratamnak, Pattaya is a single 15-storey block which, according to listing directories, contains 418 units. Adverts also call it Kieng Talay Condo or simply Kieng Talay. The name is Thai for “beside the sea”, and it is accurate: the beach is within walking distance.

Location

The building stands on Pratamnak Soi 6, on the southern side of the hill facing Jomtien. The shore is about 400 m away; the nearest beaches are Pratamnak Beach, also known as Yin Yom, and Dongtan Beach next to it. This is a long-settled neighbourhood with many condominiums, so convenience stores, cafés, restaurants and a pharmacy are all close by. Pattaya Park Tower and the Big Buddha hill are nearby, and both Jomtien and South Pattaya with Walking Street are a few minutes away by car, motorbike or the songthaews (shared pick-up taxis) that run along Thappraya Road. For anyone who does not drive it is a practical base: the beach, shops and food are all walkable, and the city centre is easy to reach by public transport.

The layouts of that era are noticeably more generous than in new projects: studios are about 40 sq m, one-bedroom apartments about 80 sq m and two-bedroom units about 84 sq m. Kieng Talay Condotel appeals to buyers who care more about floor area and proximity to the sea than about a new building: thanks to its age, it is a place where a spacious apartment within walking distance of the beach can still be found. It works for year-round living and for wintering in Pattaya, and the studios lend themselves to long-term letting. Allow time to assess the condition of the specific unit and of the common areas.
