Location

The complex lies around Soi Naklua 13, about 150 m from Naklua Road — the main street of the old fishing district, lined with shops, cafés and banks and served by songthaews running to the Dolphin roundabout and central Pattaya. This is not a beach address. The shore of Naklua bay is only about 350 m away, but there is no beach there, just the bay of the old fishing village. The nearest public beach, Wong Prachan, is about 1.2 km away in a straight line (roughly 1.4 km on foot), and Wong Amat Beach is around 2 km away. Everyday infrastructure, on the other hand, is close: Bang Lamung Hospital is about 500 m away, the Lan Pho seafood market and park are about a kilometre away, the Sanctuary of Truth is about 1.5 km away and the Terminal 21 mall about 2.4 km. Sukhumvit Road runs roughly 900 m to the east, and the Makro and Lotus's hypermarkets of North Pattaya are a few minutes' drive away.

Thai-quota units appear on the resale market here, so a foreign buyer should clarify the form of ownership in advance.

Who it suits

Life Vela Casa is an option for people who live in Pattaya permanently or come for long stays: a market, a hospital and shops are nearby, and the district itself remains local and untouristy. It makes more sense as a long-term rental than as a short-stay holiday let. Those who want to walk to the beach would do better to look at buildings closer to Wong Amat. In Thai condominiums up to 49% of the unit area may be registered in foreign ownership, with the rest held under the Thai quota or through a company.
